Most real estate tools show you one slice — macro trends or a single property estimate. The HMI Project connects three layers of analysis so you see the full context behind every market, every neighborhood, and every property.

Tier 1

The economic landscape

Before zooming in, you need the big picture. Tier 1 tracks the national and regional forces that shape every local market — interest rates, employment, migration patterns, housing starts, and affordability indices. These are the currents that move the entire ocean.

Data drawn from FRED, Census, BLS, and FHFA — the same sources institutional investors use, presented so anyone can read them.

Tier 2

The actual competition

This is where the HMI methodology diverges from everything else. Instead of drawing arbitrary lines on a map, it identifies a property's real competition — the properties actually competing for the same buyers. You choose the filters: price range, property type, size, location boundaries, and lifestyle factors. The intersection of those choices reveals the competitive group.

A home in Tramonto may compete directly with a home in Anthem for the same buyer. ZIP codes and subdivision lines don’t decide that — buyer behavior does. You define the parameters. The data defines the competition.

Tier 3

Where a property stands

Pick a property. Confirm its characteristics. Define a comparison dataset — square footage range, lot size, year built, geographic scope, and time window. The analysis plots that property within the data. Scatterplots, box plots, trend lines, and distributions — all with that property marked as the anchor point.

No estimates. No opinions. No interpretive language. You see where that property sits among the data and draw your own conclusions. The visualizations do the work — a dot among other dots tells the story without narrative.
